- Driver's License Required The Assistant Community Director is
fully accountable in assisting the Community Director with the
day-to-day property operations, and managing the asset to meet the
client's expressed operational and financial goals. Assists with
the supervision of on-site staff, which may include: Resident
Services Coordinator(s), Compliance Specialist(s), Leasing Manager,
Leasing Consultant(s), Maintenance Supervisor(s), Maintenance
Technician(s), Make-Ready or Rehab Technician(s),
Groundskeeper(s)/Porter(s), Painter(s), and
Cleaner(s)/Housekeeper(s). Pay: $24 - $26 / Hour DUTIES AND
RESPONSIBILITIES
- Client Relations
- Carry out the philosophies and wishes of the Owner in the daily
overall operations of the apartment community to ensure FPI is
meeting the Client objective and expectations
- Communication
- Maintain positive, professional and effective communication
with applicants, residents, vendors, clients and guests while
representing FPI
- Keeps immediate supervisor informed concerning work progress,
including present and potential work problems and suggestions for
new or improved ways of addressing such problems
- Employee Management
- Operate the property in the absence of the Community
Director
- Responsible for training and onboarding of new leasing team
members
- Leasing/Occupancy
- Maintain occupancy levels as established by owner/budget
expectations
- Exhibit professional leasing techniques
- Assist with the completion of the monthly Market Surveys and
analysis
- Implement advertising and marketing strategies for the
apartment community as needed -
- Exhibit closing ratios in regards phone and walk-in traffic per
FPI policy
- Ensure that all online marketing sources are updated (e.g.,
Craigslist) daily
- Promote positive resident/management relations, to retain
desirable residents. Place customer need requests and follow up as
number one priority.
- Assist with the implementation of resident retention
programs
- Ensure the safety, comfort and privacy of all property
residents
- Ensure -move-in orientation is completed consistently with new
residents -
- Revenue Management
- Assists the Community Director in -maximizing revenue potential
of the property through the management of -lease expirations and
timely turnover
- Assists the Community Director with the management of monthly
rent collections and delinquency to include timely deposit and
security of funds according to FPI policies
- Accurately processing vendor invoices and managing accounting
month end
- Reporting and Document Management -
- Maintain appropriate resident files including forms, leases,
documents in accordance with FPI Standard Operating Procedures

- Responsible for -the daily integrity and confidentiality of
resident files
- Ensure that documents and reporting systems are maintained,
updated, and organized
- Meet all periodic reporting requirements as requested/required
e.g., Month End, Weekly Reports, Collection/Eviction Files
etc.
- Assist in budget preparation and delivery
- Risk Management
- Ensure compliance of Risk Management items through the
following of the FPI Standard Operating Procedures.
- Reports timely any/all injuries, illnesses, property damage
through the proper reporting channels and forms.
- React calmly and professionally in emergency, emotional and/or
stressful situations.
- Facility Maintenance -
- Assist residents with reporting of maintenance needs.
- Document facility and maintenance needs and ensure timely
completion.
- Ongoing monitoring of the physical asset and identifying
concerns with immediate supervisor.
- Follow up on maintenance requests to promote resident
communication and satisfaction.
- Other
- Consistently and fairly enforce community rules and
regulations, FPI Standard Operating Procedures.
- Comply with all Fair Housing Laws and FPI policies and
procedures.
- Promote a professional image by adhering to FPI Management's
Dress Code Policy.
- Conduct displayed must be of a professional manner when
communicating with employees, residents, prospective residents,
clients, vendors, and guests while representing FPI
Management.
- Responsible for meeting all training requirements for the
position (Grace Hill, Safety Meetings, etc.).
- Perform any and all functions as directed by the supervisor,
including special project assistance. Minimum Requirements:
- Must have experience in affordable housing programs including
but not limited to: LIHTC, HUD programs (Project Based Section 8,
Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD,
HOME Funds and Bonds.
- Minimum 1 year of experience in a similar supervisory role,
preferably within Residential Property Management.
- High School diploma or equivalency certificate required.
College degree in a relatable field preferred, but not
required.
- Valid Driver's License, a good driving record, current motor
vehicle insurance which meets State requirements, and an operable
vehicle that meets FPI's Driving Standards and Personal Vehicle Use
policy.
- Must be proficient in speaking, reading, and writing in
English.
- Strong computer skills (MS Office, Google Apps, property
management-related software, email, internet). Skills Required:
